If you are selling your home without an agent, your yard sign is your most important piece of marketing. It works every hour of the day, and it reaches the one group of buyers you most want: people who already like your street. This For Sale By Owner Template follows the look buyers instantly recognise: a red and white real-estate panel hanging from a post arm, with a matching rider underneath, and it puts the single most important detail, your phone number, front and centre.
A Classic Layout, Drawn in Full
The template is a 24 x 18 inch landscape sign on a soft grey background. At the very top is a dark bar representing the post arm, with two steel hooks and rings holding up the main panel. That panel has a thick red frame around a white face. On the top row, a red house-and-key icon sits on the left, FOR SALE in tall red Anton capitals fills the middle, and a round red badge on the right shows ASKING $349,900 OR BEST OFFER. A solid black band across the panel carries BY OWNER in white. Below it comes the phone number, in red letters almost three inches tall, and a one-line summary of the home: 4 beds, 2.5 baths, 2,300 sq ft, 0.3-acre lot.
Two more hooks connect the panel to a red rider hanging below it, just like a real rider on a real estate post. The rider reads SHOWN BY APPOINTMENT, with No agents, please · Call or text anytime in smaller type. Our logo sits discreetly in the bottom-right corner.
What to Put on a FSBO Sign (and What to Leave Off)
| Include | Leave off |
|---|---|
| A phone number you will actually answer | Your full name or email address |
| The asking price, if you are confident in it | A long list of upgrades |
| Bedrooms, bathrooms, square footage | Open-ended phrases like must see |
| How showings work (by appointment) | Your schedule or when the house is empty |
Keep safety in mind: a sign on the lawn tells strangers a property is for sale, so it is sensible to show the home by appointment and to screen callers before inviting them in.
Should You Show the Price?
Many sellers hesitate here. A visible price filters out buyers who could never afford the home and prompts calls from those who can, which saves everybody time. On the other hand, some sellers prefer a conversation first. The badge on this template is optional: click it and change the text to CALL FOR PRICE, or delete the badge and its text entirely. The headline stays centred either way.
Editing the Sign
- Click the phone number and type yours. Use a format people can read at a glance, with spaces or dashes between groups.
- Update the price badge, or change it to NEW PRICE later without reprinting the whole design style.
- Edit the home details line. Four short facts are plenty.
- Change the rider text if you prefer OPEN SUN 1-4, POOL, or PRICE REDUCED. Riders are made to be swapped as the sale progresses.
- The house-and-key icon is an editable vector: recolour it from its colour swatches, or ungroup it to change parts.
Printing the Panel and Rider Separately
Because real riders are separate boards, many sellers print them separately too. Download the full design as a PDF for a single 24 x 18 inch corrugated plastic sign, which is the easiest option. If you prefer a real hanging rider, ask your print shop to print the main panel as 24 x 18 and the rider as a 6 x 24 inch strip; you can hide the rider pieces with the eye icon in the Layers panel, download, then show them and hide the panel pieces for the second file. Stakes or a wooden post-and-arm frame from a hardware store complete the look.
Other Uses for the Same Design
The layout adapts easily. Change FOR SALE to FOR LEASE, or BY OWNER to LAND FOR SALE for a vacant lot. Farmers use similar signs for acreage, and small landlords use them for single-family rentals. The red can become green or blue in a few clicks if you want to stand apart from agents’ signs in your area.
Getting Ready for the Calls
A good sign makes the phone ring, sometimes within hours. Prepare before the sign goes up. Write down the answers to the questions every caller asks: the asking price, the square footage, the age of the roof and heating system, the property taxes, the school district, and how soon you can move out. Keep a notebook or a note on your phone listing each caller’s name, number, and when they would like to view. Ask whether they are pre-approved for a mortgage; serious buyers usually are, and the question politely screens out the merely curious.
Consider setting up a separate number for the sale, for example through a free calling app, so you can stop the calls easily once the house is under contract. If you use one, that is the number to type on the sign. When an offer is accepted, change the rider to UNDER CONTRACT or SALE PENDING; buyers who were thinking about it often call to be the backup offer.
Making the Sign Last Through the Sale
Homes can take weeks or months to sell, so treat the sign as something that needs looking after. Check it after storms and straighten it if the wind has twisted it. Corrugated plastic survives rain well, but sunlight slowly fades bright red, so a sign that has been out all summer might need a fresh print. Keep the PDF saved; reprinting a faded sign takes one order and costs very little compared with the value of a single serious buyer.
Sign-Related Questions from Home Sellers
How far away can people read the phone number?
At the size in this template, a clear phone number reads comfortably from the street and from a slowly passing car.
Can I add a QR code?
Yes. Add a QR code from the editor’s code tool and place it on the rider or in the white space beside the details line. Link it to photos or a listing page.
Do I need permission to put the sign up?
A sign on your own lawn is usually allowed, but HOAs and some towns have rules on size and placement, so check before printing.
Put Your Home on the Map
Add your number, set your price, and hang the sign where the whole street can see it. With a clear, familiar design, buyers know exactly what you are offering and exactly how to reach you.
