When a new listing goes live, the neighbours are the first people who want to know about it. Some are curious about the price, some know friends or family who would love to move nearby, and some are quietly thinking about selling themselves. A Just Listed door hanger reaches all of them at once. This template is built like a premium property brochure: a full-width photo of the home, an angled gold Just Listed ribbon, the price in an elegant serif, and a neat row of key specs, with your photo and contact details in a navy band at the bottom.
Just Listed Layout: Photo First
The hanger is 4.25 x 11 inches and printed on both sides. The top of the front is deep navy around the door hole. Directly below sits a full-width photo slot about four inches tall, the hero of the design. A gold ribbon with an angled end crosses the top-left of the photo, reading Just Listed in navy capitals. Under the photo, the price $624,900 is set in Playfair Display, the address in grey, and a row of four specs (4 beds, 3 baths, 2,480 square feet, 0.3 acres) is separated by thin dividers. A navy band at the bottom holds the agent’s round photo with a gold ring, name, REALTOR® · Harbor Lane Realty, and phone number.
Uploading the Listing Photo
Click the large photo area and choose Replace Image to upload the listing’s best exterior photo. The image fills the frame edge to edge and is cropped to fit. Use a professional listing photo, shot straight-on on a sunny day, with the house centred. Twilight photos with warm interior lights also look striking in print. Make sure you have permission to use the photo in marketing.
The Back: Features and Open House
The back starts with a two-line serif headline: Know someone who would love your neighbourhood? Five gold ticks list the home’s best features: renovated kitchen with quartz counters, primary suite with walk-in closet, fenced backyard and patio, walk to the local elementary school, and new roof and HVAC. A navy box announces the open house, Sat & Sun · 1-4 pm. Below, an agent block repeats your photo, name, title, phone, and website, and a rectangular slot at the bottom holds your brokerage logo.
Why Neighbours Are Your Best Buyers’ Agents
People love their neighbourhoods and often want friends and relatives to move close by. The back’s headline taps into that: it asks neighbours to share the listing. Even if they never pass it on, they will remember your name the next time someone on the street thinks about selling, which is the real value of a listing hanger.
Editing the Specs Row
Each spec is a big number with a small label underneath. Click to change them. Common alternatives include Garage: 2-car, Built: 1998, Lot: 0.5 acre, or HOA: none. Four specs fit neatly across the card; keep labels short.
What to Highlight in the Feature List
| Buyer type | Features that matter |

| First-time buyers | Move-in ready, low maintenance, new appliances |
| Downsizers | Single-level living, low-maintenance yard |
| Remote workers | Home office, fibre internet, quiet street |
| Entertainers | Open kitchen, patio, outdoor kitchen |
Agent Photo and Brokerage Logo
Two image slots carry your branding. The round agent photo, on both front and back, takes your professional headshot via Replace Image. The rectangle at the bottom of the back takes your brokerage logo the same way. Keep your headshot current; buyers and sellers expect to recognise you when you meet.
Advertising Rules for Realtors
Real estate advertising is regulated. Most places require your brokerage name to be clearly shown, and REALTOR® may only be used by members of the National Association of REALTORS® in the United States. Fair housing laws prohibit language that suggests a preference for any group of buyers. Describe the property, not the people who should live there.
Changing the Navy and Gold
Navy and gold suggest trust and quality. If your brokerage has strong brand colours, change the top band, agent band, and ribbon to match. Keep the price large and dark for easy reading. The ribbon is a single shape, and its text is separate.
Die-Cut Marks on the Listing Hanger
A dashed circle at the top of each side shows where the hole goes, and a dashed slit shows where to cut so the hanger slips on. Printers die-cut both in one step; cut test copies by hand with a circle punch.
Printing a Listing Hanger
Listing hangers represent your brand and your seller’s home, so print them professionally. Download as a PDF with bleed and crop marks and order a coated 14 to 16 pt cardstock with a silk or gloss finish for the photo. A run of 100 to 250 covers the immediate neighbourhood around most listings.
How Many Doors to Cover
A common approach is to hang the 50 to 100 homes closest to the listing, often called circle prospecting. Cover both sides of the street and the streets behind and opposite. Combine it with a Just Sold hanger later in the same neighbourhood for a second touch.
Timing the Hanger
Distribute within a day or two of the listing going live and at least three days before the open house. Neighbours who want to see inside will come, and many will chat with you about their own plans.
Following Up After the Hanger
Neighbours who come to the open house are warm leads. Collect names on a sign-in sheet, thank them by email the next day, and offer a free valuation of their own home. When the house sells, return with a Just Sold hanger that shares the result. Three touches in a few weeks (listed, open house, sold) make you the obvious choice when anyone on the street decides to move.
